Ringkasnya
Buku Kos dipakai pemilik atau pengelola kos dan kontrakan untuk mencatat kamar, penghuni, tagihan sewa, pembayaran, dan kuitansi. Tidak ada akun dan tidak ada pendaftaran. Semua data tersimpan di HP pemilik kos dan tidak dikirim ke server kami. Aplikasi ini menampilkan iklan dari Google AdMob.
Data yang tersimpan di HP
Data yang tersimpan:
- Nama, alamat, dan nomor telepon kos.
- Lokasi kos (nama dan alamat).
- Kamar dan harga sewanya.
- Data penghuni: nama, nomor WhatsApp, tanggal masuk dan keluar, sewa dan biaya tambahan, deposit, catatan, dan foto KTP kalau diisi.
- Tagihan, pembayaran, dan kuitansi.
- Setelan aplikasi.
Semua data itu hanya ada di penyimpanan aplikasi di HP dan hilang bila aplikasi dihapus.
Foto KTP penghuni
Foto KTP tidak wajib. Kalau pemilik kos menambahkannya, foto diambil lewat aplikasi kamera bawaan HP atau dipilih dari galeri, lalu disalin ke penyimpanan aplikasi. Foto itu tidak masuk galeri dan tidak ikut berkas cadangan. Buku Kos tidak meminta izin kamera maupun izin membaca seluruh galeri.
Pengingat
Kalau pengingat dinyalakan, aplikasi menampilkan notifikasi tiap pagi berisi siapa yang jatuh tempo atau menunggak. Notifikasi dibuat di HP dari data di HP. Di Android 13 ke atas, izin notifikasi ditanyakan lebih dulu.
Printer Bluetooth
Kuitansi dan rekap dicetak ke printer termal Bluetooth yang sudah dipasangkan lewat Setelan Android. Izin Bluetooth hanya dipakai untuk menyambung ke printer itu. Aplikasi tidak memindai perangkat di sekitar dan tidak meminta izin lokasi.
WhatsApp dan berbagi
Data hanya keluar dari HP kalau pemilik kos sendiri yang menekan Tagih WA, Kirim, atau Bagikan, lewat aplikasi pilihannya (misalnya WhatsApp). Yang bisa dikirim dengan cara itu:
- pesan tagihan;
- gambar kuitansi;
- rekap;
- berkas Excel;
- berkas cadangan.
Pesan tagihan dan kuitansi dikirim ke nomor WhatsApp penghuni yang diisi pemilik kos.
Penghuni kos
Pemilik kos yang memakai aplikasi ini bertanggung jawab atas data penghuni yang dicatatnya, termasuk foto KTP. Kami (pembuat aplikasi) tidak menerima, melihat, maupun menyimpan data itu.
Aplikasi lain dari kami
Menu ini mengunduh daftar aplikasi kami (berkas JSON dan ikon) dari kuduscyber.id. Tidak ada data dari HP yang dikirim. Seperti permintaan web biasa, server mencatat alamat IP di log untuk keamanan dan pemeliharaan.
Iklan
Satu banner kecil tampil di bagian bawah tab Beranda (setelah kamar dan penghuni diisi), Kamar, Laporan, dan Setelan. Iklan tidak tampil di halaman terima bayaran dan isian penghuni, dan tidak ada iklan layar penuh.
Iklannya disediakan Google AdMob. Untuk menampilkan iklan, mengukur kinerjanya, dan mencegah penipuan, AdMob dapat mengumpulkan:
- ID iklan perangkat;
- alamat IP, dan perkiraan lokasi dari alamat itu;
- jenis perangkat dan sistem operasinya;
- catatan error dan diagnostik;
- interaksimu dengan iklan.
Data itu dikirim langsung dari aplikasi ke Google dan diatur oleh kebijakan privasi Google.
Iklan yang dipersonalisasi bisa diatur di Pusat Iklan Google. ID iklan bisa dihapus lewat Setelan Android → Google → Iklan. Di wilayah yang mewajibkannya (Eropa, Inggris, Swiss), Buku Kos meminta persetujuanmu lebih dulu sebelum iklan dimuat.
Usia pengguna
Aplikasi ini untuk pemilik dan pengelola kos dewasa.
Yang TIDAK kami ambil
Kami tidak mengumpulkan nama, kontak, lokasi, foto, data penghuni, maupun catatan keuangan kos.
Izin yang dipakai:
- Bluetooth, untuk printer yang sudah dipasangkan;
- notifikasi, untuk pengingat;
- akses internet, untuk iklan dan daftar aplikasi lain;
- pemeriksaan sambungan;
- ID iklan, untuk iklan.
Menghapus data
Ada empat cara:
- Foto KTP penghuni bisa dihapus lewat tombol Ubah di halaman penghuni, lalu Hapus foto KTP.
- Data pribadi penghuni yang sudah keluar (foto KTP, nomor WhatsApp, catatan) bisa dihapus lewat Penghuni sebelumnya di halaman kamarnya, lalu Hapus data pribadi. Nama dan riwayat bayarnya tetap ada untuk pembukuan.
- Pembayaran yang salah catat bisa dibatalkan dari kuitansinya.
- Semua data terhapus kalau aplikasi dihapus dari HP.

Buku Kos Privacy Policy (English)
Effective 23 October 2026.
In short
Buku Kos is used by owners and managers of boarding houses and rentals to keep track of rooms, tenants, rent bills, payments and receipts. No account, no sign-up. All data stays on the owner's phone and is not sent to our servers. The app shows ads from Google AdMob.
Data stored on the phone
The app stores:
- The place's name, address and phone number.
- Locations (names and addresses).
- Rooms and their rent.
- Tenant details: name, WhatsApp number, move-in and move-out dates, rent and extra charges, deposit, notes, and an ID card photo if added.
- Bills, payments and receipts.
- App settings.
This data lives only in the app's storage and is deleted when you uninstall the app.
Tenant ID photos
ID photos are optional. If the owner adds one, it is taken with the phone's own camera app or picked from the gallery, then copied into the app's storage. It does not go to the gallery and is not included in backups. Buku Kos does not ask for camera permission or for access to the whole gallery.
Reminders
If reminders are turned on, the app shows a notification each morning listing who is due or late. The notification is created on the phone from data on the phone. On Android 13 and later, notification permission is asked first.
Bluetooth printer
Receipts and summaries print to a Bluetooth thermal printer that is already paired in Android settings. Bluetooth permission is only used to connect to that printer. The app doesn't scan for nearby devices and doesn't ask for location.
WhatsApp and sharing
Data only leaves the phone when the owner taps Remind, Send or Share, through an app of their choice (for example WhatsApp). What can be sent this way:
- bill reminders;
- receipt images;
- summaries;
- Excel files;
- backup files.
Reminders and receipts go to the tenant WhatsApp number the owner entered.
Tenants
The owner using this app is responsible for the tenant data they record, including ID photos. We (the app maker) never receive, see or keep that data.
More apps from us
This menu downloads our app list (a JSON file and icons) from kuduscyber.id. Nothing from the phone is sent. Like any web request, the server logs the IP address for security and maintenance.
Ads
One small banner shows at the bottom of the Home tab (once rooms and tenants are added), and the Rooms, Reports and Settings tabs. There are no ads on the payment screen or the tenant form, and no full-screen ads.
Ads are served by Google AdMob. To show ads, measure them and prevent fraud, AdMob may collect:
- the device advertising ID;
- IP address, and an approximate location derived from it;
- device type and operating system;
- crash and diagnostic logs;
- your interactions with ads.
This data goes directly from the app to Google and is governed by Google's privacy policy.
You can manage personalized ads in My Ad Center. You can delete your advertising ID in Android Settings → Google → Ads. In regions that require it (EU, UK, Switzerland), Buku Kos asks for your consent before any ad is loaded.
Age
The app is for adult owners and managers.
What we DON'T collect
No names, contacts, location, photos, tenant data or financial records.
Permissions used:
- Bluetooth, for the paired printer;
- notifications, for reminders;
- internet, for ads and the app list;
- network state;
- the advertising ID, for ads.
Deleting data
There are four ways:
- Delete a tenant's ID photo with Edit on the tenant screen, then Delete ID photo.
- Delete a former tenant's personal data (ID photo, WhatsApp number, notes) under Previous tenants on the room screen, then Delete personal data. Their name and payment history stay for your books.
- Cancel a payment recorded by mistake from its receipt.
- Uninstall the app to delete everything.
